Whilst Franchi Residential Realty specialises in managing investment properties in the Western suburbs, we do manage properties right across the greater Brisbane area.

Investing in property can be a minefield, once you have decided on the right property the next most important decision is selecting a professional property management team. Careful selection here will eliminate most of the 'mines' from the field.

It is true that most real estate offices will claim to be the 'biggest' or 'the best' or the 'most experienced'. We suggest you dig a little deeper, ask for some references or testimonials from existing property management clients and tenants. What is the current 'arrears' percentage (ie what percentage of tenants are behind in the rent?) - this should be negligible, alternately, if they can't answer it means they don't know and aren't checking - walk away! Ask to see a file on the recent letting of a property - what is the detail like on the tenancy application? Were all the checks made? How detailed is the entry condition report? Sloppy and haphazard or comprehensive and professionally completed?

An important question to ask is - What is the 'staff to property' ratio? We ensure our ratio stays generous so that out team have the time to deliver the service we promise!

We recommend visiting the office and meeting with the property managers, how well do they present themselves? If they don't impress you, it's likely they won't impress the tenants or tradespeople caring for your property and the chances of conflict looming increase enormously.
